A dark galley kitchen closed off from the living room by a load-bearing wall, with three different flooring materials meeting at the doorways.

We had the beam sized by an engineer, pulled the wall, and carried a flush LVL so there is no bulkhead across the ceiling. The kitchen was rebuilt on the same footprint plus the six feet the wall gave back, and one flooring material now runs unbroken from the front door through to the back.

Scope of work

  • Engineered flush LVL, load-bearing wall removed
  • Full kitchen rebuild, relocated sink and gas line
  • Continuous flooring across three former rooms
  • Permit drawings, inspections and final sign-off handled
